Delivering Decent Homes

Richardson has started the new decade with a series of decent homes project wins to reinforce its position as a leading social housing contractor. The projects, valued at over £2.5m, include internal / external redecorations, kitchen, bathroom and rewiring refurbishments.

CityWest Homes has awarded Richardson two repair and redecoration of internal communal areas projects. The core works include painting and flooring.

After our successfully delivering internal refurbishments Richardson has now been awarded the Phase 2 extension project for the repair and external redecoration of 4 blocks owned and managed by Kensington and Chelsea Tenant Management Organisation. The project includes roofing, guttering, window painting and concrete repairs.

Richardson has taken advantage of a similar opportunity with North Devon Homes where, due to the properties being occupied by leaseholders, the external redecorations fell outside of the scope of works Richardson are currently delivering. However, in recognition of strong service delivery, North Devon Homes selected Richardson to carry out the repair and external redecoration of leaseholder properties.

With a well established relationship Richardson has completed 6 projects, covering the refurbishment of 795 properties with an overall value of around £6.5m, for the Guinness Trust. The latest project we have won from the Guinness Trust is a replacement and rewiring of kitchens and bathrooms in 140 properties in Hammersmith. By continuing to meet and exceed the Guinness Trust’s expectation, Richardson has gained the credibility and trust required to secure further work.

Sanctuary Housing recently appointed Richardson onto their decent homes framework and it did not take long to secure a kitchen and bathroom refurbishment involving 24 properties.

“We win a lot of repeat work from our social housing clients as they know we deliver on time, to specification and within budget” commented Richardson commercial director John Smith, “and we take great care to minimise the impact of our work on tenants.”


Life after Decent Homes

For social housing landlords whom have completed their decent homes refurbishment programme attention is now focused on the repair and maintenance of their property portfolio.

Richardson has recognised this trend and developed a capability to offer to social housing landlords. After successfully mobilising a maintenance contract last year, Methodist Ministers Housing Society has appointed Richardson as their gas servicing contractor responsible for 500 individual domestic properties located from the Midlands region down to the South. Servicing works for the 3 year contract include annual gas safe checks with the response element covering any heating and hot water problems.

A Healthy Start to 2010

Richardson’s relationship with Guys & St Thomas NHS Trust Foundation (GSTT) continues to grow from strength to strength. Since 2007 Richardson has delivered over £3m of projects (i.e. refurbishments to ward, outpatient areas, offices, wet rooms, corridors etc) on the Lot 1 framework for projects up to a value of £250k.

However, following a recent tender and interview selection process, Richardson has now been appointed on GSTT’s Lot 2 Framework for projects up to the value of £1.5m. Richardson contract director Tony Markham said the award “was testament to our growing reputation for delivering high quality projects in sensitive environments.”

Being on both the Lot 1 and Lot 2 frameworks Richardson is now a key player in rolling programme for environment improvement at GSTT.

Maintaining ministers' homes

Maintaining the homes of Methodist ministers across a swathe of southern England and north Wales is among the recent awards for Richardson. The work is valued at about £1.5 million over three years, involves 480 properties and will be serviced by the Farnborough office.
This is among seven contract wins in just two months totalling over £7.5 million.
“Many SMEs in this sector are suffering badly due to the economic downturn in construction,” said Richardson managing director John Neville, “but this is the best it has been for some time.”
